CPM Scheduling Management
The Overall Project Schedule (OPS) provides a comprehensive plan for the entire project and serves as the primary schedule control tool. The OPS represents the framework in which major tasks, resources and interfaces necessary for the planning, design and construction of a project are identified and monitored. The OPS should incorporate the objectives and commitments specific to the project, must be realistic and achievable and should be clearly understood and agreed to by all project participants.

OPS Checklist
– At Opulent Hospitality, we strongly believe that the Construction Scheduler must understand the details of the project to effectively serve the client. Our team’s goal is to always know and understand the project’s documents better than everyone. To achieve this objective, we have developed the OPS Checklist which identifies the project’s scope of work, tasks, activities, key materials, resources required, and unique project elements that must be accounted for on the OPS.

Draft OPS
– Once the OPS Checklist is finalized, the Scheduler will typically create the initial or Draft OPS. This version is essentially a framework of how we typically see projects progress based upon experience, input from the Project Manager and any preliminary schedules that have been developed.

Final OPS
– Once we have delivered the Draft OPS, the process shifts to turning the schedule into YOUR schedule, otherwise known as the Final OPS. Typically, this process involves a series of meetings with the project team to confirm what is represented in the OPS.

Job Coordination Meetings
Job Coordination Meetings (JCM)
Opulent Hospitality will typically visit the project site on a bi-weekly basis to status the job and support the Project Manager and Superintendent in conducting the schedule related aspects of the project meeting. Key participants required to attend the JCM include the PM, Superintendent, and active/near-active Subconsultants/Trades. We facilitate the meeting and key items addressed include:
- Updated the Near-Term Schedule (NTS)
- Reviewing the Project Trend
- Identifying Opportunities and Issues
- Planning Solutions
- Establishing Near-Term Commitments to support the OPS
- Statusing the OPS

Job Status Walk/Walking Papers
Prior to conducting the JCM, Opulent Hospitality will perform a project inspection to obtain a first-hand view of detailed activity progress and overall site status. During the walk, photographs are taken to document and verify status of activities. The Near-Term Schedules are utilized to capture and track actual progress achieved in the preceding two-week period and compare to commitments. For projects that involve multiple floor and repetitive activities, your assigned Opulent Project Director will document the progress for each unit. Utilizing these documents insures accurate recording of progress on work activities. The report generated from the walk through allows the client to quickly see where there are issues with production.
Near-Term Schedules (NTS)
The Near-Term Schedule (NTS), developed from the Overall Project Schedule, is the primary tool utilized by Opulent Hospitality in facilitating the Job Coordination Meeting. The NTS provides a more detailed look at specific activities within a given time frame, typically a 3-4 week look ahead.
The NTS is updated during the status walk and serves as the agenda for meeting, focusing project participants on upcoming activities and continuously re-securing near term commitments to support the broader OPS goals and objectives. Participants are provided with an updated NTS following the meeting that is utilized over the next 2-week period.
As necessary, the NTS can be revised to reflect either a plan for acceleration to make up for inadequate performance, or an alternative, better approach to the remainder of the work to be done.
Action Item Agenda (AIA)
The Action Item Agenda (AIA) is a key tool utilized by our team during the Job Coordination Meeting. As key issues are identified that can potentially impact achieving the goals and objectives of the OPS, they are captured and tracked. Each action item is assigned an owner with due date and notes captured. These notes are reviewed during each meeting and updates documented until the item has been resolved.
Trend Chart
One of the most powerful management information tools that can be prepared is the Trend Chart. A Trend Chart is a graphic representation of how a particular key event/milestone is progressing towards completion. The data provided by Trend charts is valuable as it portrays the probable future status of an event if schedule planning and progress is not proactively altered. The Trend Chart is an especially useful tool for executive-level stakeholders who need to understand the overall status of a project quickly.
Time Impact Analysis (TIA)
Time Impact Analysis is the determination of a potential “forward looking” schedule impact. Typically completed when a differing site condition is encountered, or additional work is added to a project. Opulent Hospitality will assist in determining all the activities; design, procurement, and work that must be accomplished to complete the added/changed scope. Once the activities have been identified and time estimated to complete each activity is determined a “Fragnet or Subnetwork” is created. This “Fragnet or Subnetwork” of activities that is inserted into the current approved project schedule and the potential impact to the project is determined. This TIA can be utilized by the Owner and Contractor to negotiate a revised completion date.
Delay Analysis
Delay Analysis is normally done after the project has been impacted. This is a comprehensive review of what happened in the past. This involves the review of Contract Documents, meeting minutes, schedule updates up to and including the delay. Opulent Hospitality will analyze the quality of the project schedule, utilizing the contractual documents, industry standards and court accepted methodologies to create an as-built schedule utilizing graphic format to understand impacts that occurred during the completion of the project.
Recovery Schedule
When a project delay occurs during the life of a project, we utilize the current Overall Project Schedule (CPM Network) to create a Recovery Schedule with the least impact to project resources. This is done on the Near-Terms Schedule to show a new workflow, that over a set period of time, will bring the project back on schedule or at a minimum reduce the time impact to the project.
